AviaRent inks new German sale to Hemsö for €90m

AviaRent Invest has announced the sale of another residential portfolio in Germany following the disposal earlier this year of a portfolio of micro-apartments to Domicil for €252 mln.

The company has sold a total of 10 senior residences in Germany to the Swedish company Hemsö Fastighets for over €90 mln.

A majority of the properties are located in large metropolitan regions of Germany and include contracts with nine different nursing home operators as the tenants.
‘We’re very pleased to have once again provided our investors with a very good return on their investment,’ said Sascia Valkier, head of Transaction Management at AviaRent. The company is also happy to have found a renowned new partner in Hemsö Fastighets.
The 10 properties, representing a total area of 59,000 m2 and approximately 900 beds, are located in Lower Saxony (5 properties), North Rhine-Westphalia (1 property), Baden-Württemberg (1 property), Brandenburg (1 property), Saxony (1 property), and Schleswig- Holstein (1 property). Three of the properties have a high proportion of senior apartments —  128 in total. The average lease term is 11 years. The assets were owned by AviaRent’s subfund CareVision I.
In Germany, Hemsö owns and manages community properties worth around €10 bn, mainly in the elder care sector. Senior residences account for the largest share of this. Including the latest acquisition, Hemsö owns 65 care facilities with around 6,200 beds, as well as around 460 senior apartments, in Germany.
