Immobel Poland picks JLL & CBRE for new Warsaw tower

Belgium-based office developer Immobel has hired JLL and CBRE to act as agents for its new office tower in Poland.

The firms are to be responsible for marketing Central Point in Warsaw, the capital city.

The project was developed by Immobel Poland and is expected to be completed in the second quarter of 2021. It will feature 19,000 m2 of office space on 21 floors, with more than 1,000 m2 on the ground floor space dedicated to services. Central Point is targeting a BREEAM Excellent rating, in line with the developer's focus on sustainable construction.

The asset stands on the corner of Marszalkowska and Swietokrzyska Streets, above an intersection of the city's metro system.

Radoslaw Pawlak, director of investor leasing at advisory & transaction services for office at CBRE, said: ‘The capital's central business area is still one of the locations most sought after by tenants. Interest in this place on the map of Warsaw is not weakening, as evidenced by the very low vacancy rate in office buildings, amounting to only 5.9%.

‘Only last year, the area of offices rented here totaled over 100,000 sqm. We have no doubt that Central Point is a very attractive place for its future employees.

Tomasz Czuba, Head of Office Leasing at JLL, said: ‘Central Point will be fully integrated in the Swietokrzyska metro station, offering its end users great mobility solutions. The location combined with the service aspect of the building will allow for the creation of a project that will become a vibrant part of the city.

We are convinced that the building will meet all the expectations of international tenants, for whom the office is a strategic element of their image and employer branding strategy.’
