Outlet Village Belaya Dacha, Russia's first outlet village project developed by a partnership of Hines and the Belaya Dacha Group, has reached a pre-leased occupancy rate of 90% nearly a year before opening.

Cushman & Wakefield, which is managing the marketing of the scheme on behalf of its owners, said leasing agreements have been signed with luxury brands including TSUM, Ferragamo, Trussardi, Burberry, Karen Millen, US Polo, Louvre, Escada, Wolford, Van Laak, and CK Jeans. Food operators will include Il Patio, Planet Sushi, Italian Osteria, Red. Expresso Bar and Сoffee Shop.

'Italian restaurants and coffee shops have typically proved to be the most successful for outlets, as their easy choice and quick service allow customers to concentrate on their main goal when visiting an outlet village,' said Julia Kachur, senior consultant at C&W.

Outlet Village Belaya Dacha will provide an overall net leasable area of 38,000 m2 with over 200 stores. Construction is due to be completed by the end of this year with the grand opening planned for early April 2012.

Hines announced in October last year that it was partnering with agricultural producer Belaya Dacha to build the asset, which involves an investment of $160 mln (EUR 117 mln) and is situated near the capital city.
