IVG to sell office building in Brussels

International real estate advisers Savills and CB Richard Ellis have been appointed in the sale of Boulevard du Régent 37-40, in Brussels city centre.

The Belgian arm of listed German property company IVG is looking to sell the 13,110-m2 office building, which is located in the Belgian capital's central business district (CBD) bordering the Léopold Area. The property provides an annual rental income of EUR 2.1 mln.

The property has a total of nine upper floors with 144 underground parking spaces and is 89% let to six tenants, including as main tenant several United States Federal bodies who occupy 37% of the property. Other tenants include the Belgian State, Secura, Lorenz and Taipei Representative Office.

Gregory Martin, managing director Savills Belux, said: 'This is an excellent property offering a good tenant diversification. It is positioned in a prime location next to the French and Spanish Embassies as well as the Belgian Federal Parliament and EU district.'
