Goddman sells buildings in Hampshire business park
Date: 17 January 2011
Category: Office
Global property group Goodman has sold a number of buildings at its Solent Business Park, Fareham, Hampshire, to COIF Charities Property Fund for an undisclosed sum. The deal incorporates the sale of six adjacent buildings for a combined 5,600 m2 within the first phase of development on the 232,000-M2 park. Solent is home to a range of high profile occupiers including Zurich Insurance, National Air Traffic Services, Regus and Meridian Televison.

Goodman is retaining an adjacent 16.8 acre plot of land, S2 which has planning consent for office and industrial development. S2 represents the next phase of development for the business park, servicing office, R&D and light industrial requirements from between 2,800 and 23,000 m2, in a location surrounded by natural woodland.

The sale of the existing buildings to COIF Charities Property Fund follows a number of recent lettings totalling over 1,400 m2 to a range of companies, facilitating higher asset values and ensuring Goodman is able to realise sales at attractive market prices.

David Humphrey, Goodman's Asset Management Director, said: 'Recycling assets in our portfolio, to extract maximum value and re-invest capital back into the business, is part of our core strategy to enhance investor returns and facilitate future commercial development opportunities across our 743,000 m2 consented land bank.'

Strutt and Parker advised Goodman, with Capita Symmonds acting for COIF Charities Property Fund.
