CB Richard Ellis Investors has announced the sale of the Copernic II office complex to Opera Rendement, a SCPI managed by BNP Paribas Real Estate Investment Management. Cardif Assurance Vie, a subsidiary of BNP Paribas Assurance, is the main shareholder of the SCPI.

Copernic II was held by CB Richard Ellis Strategic Partners Europe Fund III, a Pan-European investment fund managed by CBRE Investors.

The office complex, designed by Scau Macary Delamain and built by Les Nouveaux Constructeurs, was inaugurated last June. It comprises two independent buildings with a total of 30,300 m2.

Copernic II received the HQE environmental certification and is qualified as a 'Very High Energy Efficiency' building (THPE). The complex is located on Boulevard du Mont d'Est in Noisy-le-Grand (Marne-la-Vallée), in the heart of the first business district of the Eastern Parisian area.

Copernic II is 85% let.

Christine Sonnier, directeur général of CBRE Investors in Continental Europe, stated: 'Copernic II is a highly performing office complex, in terms of both environmental features and wide array of services available to tenants. This operation is a perfect example of our strategy for value creation.'

CBREI was advised by notary Jean Reberat and CBRE. The buyer was represented by notary Eliane Frémeaux.
