Acciona puts Barcelona shopping centre up for sale

Acciona Inmobiliaria, the real estate arm of energy group Acciona, is putting the Splau! shopping centre in Barcelona on the market less than a year after inaugurating the centre. The mall, which provides 54,000 m2 of gross retail space over 165 shops, represented an investment of around EUR 200 mln and is being sold to reduce the company's debt.

The sale of the shopping centre and two other office properties was announced by the company during the year-end results.

Located between the Cornellà and El Prat de Llobregat districts, the retail scheme includes several restaurants, a Mercadona supermarket as well as an 18-screen cinema operated by the Àrea Catalana d’Exhibició Cinematogràfica, and parking spaces for 2,800 cars. Major retailers include Zara, Bershka, Stradivarius, Mango, H&M, Jack&Jones, C&A, Oysho y Primark, as well as Media Markt and Miró.

The centre is currently 85% leased and Acciona hopes to increase the occupancy level to 95% by September this year. It is said to generate around EUR 14 mln in annual rents.

According to Spanish news reports, the two other office properties up for sale are the 57,000-m2 Albatros building in the Arroyo de la Vega business centre in Alcobendas, Madrid and the 26,500-m2 Tec22@ building in Barcelona. Acciona is also looking to sell its parking business valued at some EUR 150 mln.

In 2010, Acciona sold real estate assets for roughly EUR 100 mln, including the corporate headquarters of technology group Telvent in the Alcobendas district of Madrid to Banco Sabadell.
